My apartment hotel, the EAGLE VIEW VILLA, is located on Koh Samui, one flight hour from Bangkok. In the north-east of the island, 300 meters from Big Buddha Beach, also known as Bangrak Beach (part of Bophut).
All our 4 apartments offer breath-taking panoramic views of the beach, the surrounding palm hills and the wide sea. Unlike many other hotels on Koh Samui with similar views, our hotel is conveniently and safely accessible via a short (200m) concrete road. Since our hotel is the last building at the end of this small street, there is no noise from through traffic. One of the best restaurants on the island (Supattra Thai Dining, No 2 of 1156 restaurants on TripAdvisor) is located 200 meters from us, 100 meters further you will find various restaurants of all kinds, bars, shops, 7/11, Family Mart and Tesco Lotus ( all open 24 hours), hairdressers, massage parlors, a marketplace, pharmacies, a taxi rank and much more.
The Big Buddha/Bangrak area is one of the fastest growing areas of Samui, with its 4km of sandy beaches, countless good restaurants, Big Buddha - the iconic landmark, at 800m from our hotel, the Bangrak Pier (300m from us),which connects Koh Samui with the neighboring islands of Koh Phangan (world famous for its Full Moon Parties, with 30,000 party goers per month) and Kho Tao (known as the Diving Paradise) as well as the Angthong Marine National Park - one of the most popular excursion destinations. The Big Buddha beach has little motorized water sports - such as jet skis, water skis or banana boats - and is therefore also ideal for families with smaller children and harmless due to the shallow water near the shore.
Bangrak has a different tourism than the big resorts like Chaweng and Lamai. While the typical tourists of these places are mostly young people who are particularly interested in the vibrant nightlife and want to stay in a cheap hotel, the tourists at the Bangrak area are usually a bit older and willing to spend much more money for a good hotel.
In the vicinity of the hotel there are numerous attractions and sports facilities. For example, the mentioned Big Buddha, the big Plai Laem temple, miniature golf, football golf, a house for funny photos, tennis, gyms, horse or elephant riding, snorkelling, animal shows, the car-free Fisherman's village with its over 50 beach restaurants or The Warf, a shopping village in mediteraneam style. Four other nice beaches (Thongsong, Bophut, Maenam and Chaweng beach) are about 10-15 min. from the hotel.
a. In general
Since our opening in 2014, we are considered as a 5-star hotel on most booking portals. We get the most reservations from Booking.com, but we are represented on all major booking portals (Agoda, Expedia, Airbnb, Ebab, HB, Laterooms, Ostrovok, Tripadvisor, Wimdu, HomeAway ...) and on their approximately 600 partner sites. As channel manager we use the software MYALLOCATER. We have our own website in 5 languages, our own Hotel Spartphone app fort the information to and communication with our guests, as well as perfect administration and accounting. Since we provide our guests the Smartphone APP (which contains much information about the journey, our hotel and Koh Samui) at the moment of the reservation and together with the booking confirmation, we have been able to significantly reduce the cancellation rate. Booking.com writes about us, that we are the hotel in the Bangrak area, which offers the best value for money. Most of our guests come from Europe - especially Germany and France - but recently also many guests come from Russia, China and Australia.
Based on the revenues of the first few months of this year and the current reservations for the coming months (860,000 THB), I expect rental revenues of about 2.2 - 2.5 million THB this year. The rentability will be over 12%.
With some minor investments (e.g. the construction of small jacuzzies for 3 of the aparments) the revenues could increase significantly.
As Chinese tourists become more and more important to Koh Samui, I am about to enter our hotel on C-Trip, the largest online travel agency in China, to work with a Chinese travel agent on Koh Samui. Chinese tourists usually stay only 3-4 nights, but spend good money during their stay. I am confident that we will soon achieve additional sales of considerable sums with Chinese tourists.
c) fixed costs
Since we are not a hotel with many rooms but an apartment hotel, the apartments can be cleaned relatively quickly.
In addition, we only run a small cafe for breakfast, no regular restaurant.
As a result, we can work with little staff (depending on the quality of the staff 1 to 1.5 people). Thus, we have much lower fix costs like a "normal" hotel. The most significant, monthly fixed costs are:
- Electricity (10-15,000 THB, = 260 - 390 EUR, depending on occupancy)
- Pool maintenance (3000 THB = 78 EUR, including chemicals)
- Internet (1000 THB = 26 EUR)
- Salaries (10000 THB = 260 EUR)
- Legal advice, accounting, tax return (1330 THB = 34 EUR)
The property (of 800 sqm) and the 2 houses with the 4 apartments (with an approx. usable area of 600 sqm) are owned by my Thai company (TOM SAMUI Co.Ltd.). For the land we have the best land title existing in Thailand (Chanote Land Title). The company's capital is THB 2 million, which gives the right to get 2 work permits for foreigners. Since my hotel was already sold, but the buyer went bankrupt after signing the contract and before the due date of the payment, the contract for the sale is canceled but already in place to be adjusted. The buyer could easily buy the hotel and the property by just buying the shares of the company. My selling price would include the land, the two houses, all the furniture and equipment, as well as the mentioned company.

6) WHY I OFFER A GOOD INVESTMENT
There is a project to build a luxury marina near my hotel in the near future, which will increase the number of rich tourists and the attractiveness of our area.
Koh Samui Airport (owned by Bangkok Airways) has recently also accepted private jets and helicopters that land at the airport. Previously, only planes from Bangkok Airways were accepted.
Since January 12 this year, there is a direct flight from Guangzhou (China, fair city with 12 million inhabitants) China Direct flight.
At Koh Samui airport, about 2,700 tourists land every day. There are between 44 and 50 daily flights to Koh Samui. The flight duration from Bangkok is only one hour.
The average stay of our guest is 5 nights.
Run by the name EAGLE VIEW VILLA, the hotel has 8.3 out of a possible 10 points on Booking.com (the main source of all bookings).
Our rating can be compared to the largest hotels on this island.
The fixed price for the purchase is 18,000,000 THB and is non-negotiable.
Installment paying is possible.
The property has an area of 800 sqm.
At a retail price of THB 18 million, the selling price per m2 is THB 22,500.
The average price for LAND ONLY in our Bophut, Big Buddha area is 65.162 THB. My offer is thus - per square meter - not only about 65% below the average local land price, but includes additionally

It is therefore a very profitable and low-priced offer of sale, which manifests itself mainly by the fact that I have major health problems and that my property needs minor repairs (I estimate EUR 15'000-20'000).
