The restaurant is located on the ground floor of a 6-storey shop-house on the On Nut road. The total usable area is over 1,000 SQM.
The ground floor area is used as the restaurant, Beer Terrace, kitchen, storage, and a male and a female toilet.
The outside Beer Terrace area is fan cooled and can cater for over 50 patrons. There is also an 8 foot pool table (rented) outside. Again this is the only place in the area that has pool tables. This area has been totally refurbished in Loft design with concrete bar and decorative concrete walls. The 10 tables and chairs are of a very high quality and lend to the overall effect of the area. There are also 3 TV's set up to show sporting events. There is a music sound system which plays music on the terrace and also inside in the restaurant area.
The interior air conditioned restaurant/bar area has seating for 34 patrons with dark wooden tables and cushioned chairs. Although this is supposed to be the restaurant area, customers who prefer air-con to sit inside and drink. There are also 2 more TV's again able to show live sporting events. The interior finish is a brickwork effect which has been praised by customers. There is a lockable store room, storage area, CCTV room refrigerators, separate male and female toilets.
There is quite a lot of space available inside the air-con area which could easily be used to increase the number of customers that could be accommodated. There is also a 7 foot pool table (rented) in this zone, plus a freezer, sink, ice box and coffee machine. There is an independent sound system and POS system.
The fan cooled kitchen has been gutted and totally rebuilt, 3 ring gas burner with extractor fan and chimney to the 4th floor to make sure that the extraction are higher than surrounding properties, double deep fat fryer, oven, 2 micro wave ovens, 3 fridges and 2 more freezers. Work surfaces and cupboard storage, a full complement of pots and pans and whatever else is necessary for a busy kitchen. There is enough unused space in the kitchen area to add more cooking equipment or storage space.
The air conditioners throughout are new, some have never been serviced, and the ones in the bar have just had their maiden service.
The 2nd and the 3rd floors have not been utilized (totally empty space) which can be converted into a Co Working Space (have a separate staircase for access) and can be sub-let for additional source of income. The 4th floor is the staff accommodation with three rooms and two bathrooms. The 5th floor is used as the suite for the owner. The top floor is currently is not used but would make an excellent Roof Garden Bar area, or private members drinking den, if customer would not mind walking up 64 stairs and a circular staircase to this area. There are bathrooms or toilets on 4 of the floors and there is plumbing on the other unused floor.
It is the only expat restaurant/bar in the area with pool tables and multiple TVs. There is a huge catchment area, with many condominiums within 1 Km of the restaurant and the only place offering expat food. The potential is massive, would suit an owner/chef, but is easily run by anyone with the cook and waitress already in place, and living on the premises. The business has the potential to make huge profits. The business is now getting good response from FoodPanda (average sales per day thru FoodPanda delivery is 3,000 THB)
Again, the new owner might consider turning the floors above (2nd to 6th) into a hostel with “Bed and Breakfast” services for the backpackers and tourists or can put it on AirBnB for more short term rentals with cleaning services.
Reason to Sale:
The current owner is now into his 70's and has decided that it is time to retire to the coast, having built a number of bar/restaurants, which is something he enjoys, but managing the restaurant every day until late night is putting a strain on his body.
