Yes.... Really, a profitable business for sale, it does happen you know!! Just because it's up for sale does not mean it does not make any money.... Of course it does, otherwise we would not have been living a comfortable life for the past 5 years on a beautiful island. There are many other reasons why a business would be up for sale.......like a partner giving you an ultimatum of sell up and move with me or don't sell up and be on your own....or something of a similar scenario!!????
Anyways... Less about our personal drama and more about what you could be buying...
This charming little lovely business of mine is located in the popular and busy village of Pra Ae, Koh Lanta and is around 3 mins walk to the Popular Long Beach, or in my partners forced March around 30 seconds!!
We are ideally located for guests to access a variety of shops, bars and restaurants, and for the bar and pool to benefit from a heavy passing trade. It's one of those places where it's ideal to sit and people watch all day, and you don't realise how many beers you've consumed!!
The land of 3200sqm had been stood empty for over 18 months before we took over and we turned it into what you see now. So what I'm saying is all the hard work of starting a new business, building a pool, building bungalows, setting up contracts with OTAs and getting those all important first reviews has been done for you, all you have to do now is maintain that good reputation or better it!! Easy peasy!! ????
There are 10 rentalable bungalows, to be more precise 5 air con and 5 fan that suit a range of travelling budgets, the spenders and the scrimpers!!
Of course there is a beautiful swimming pool that was built in 2017 for 1.5million baht and is still under guarantee for another 5 years and is maintained to a high standard. So as long as you keep it that way, you will always have guests wanting to use the pool!
A bar and restaurant with seating for 25 with room for expansion, this is where people can get food and drink, pretty typical set up and what you would expect to have at a bar and restaurant. We mainly served a western style menu, Breakfasts, lunches and Snacks... But you could go wild and serve Thai food too, or maybe you'd prefer to serve Mexican or Italian.... That's really up to you, dare to dream big!!????
We also have a Massage Sala which can be run by owners or rented out (yearly rental income on Sala is 100,000baht, so a third of rent already generated.) We just chose to rent out as it was the easier option for us, but you could make more money doing it yourselves or you could use this space for other projects such as yoga classes or dance classes or a paint by numbers class.????
In addition, there is a fully equipped laundry which really does exactly what it says - does people's laundry and the resorts laundry of course. ????
There is space for expansion of more bungalows at least another 4 or 5 without impacting too much on the gardens. So for the ambitious ones reading this, more bungalows = more money ????
2 work permits included with all the necessary company paperwork and licenses. You know the vital documents meaning you can keep your business visa and live in Thailand! The company paperwork is easily transferable and can be done in a couple of days, compared to setting up new paperwork which took forever and a day to do!!
We have such benefits as its own deep water well, so no need for government water, and no the well has never ran dry.... Thanks to the low season rains!! 3 phase electricity and excellent Wi-Fi in all areas, it's standard facilities these days, did you know ????!! and many digital nomads have set up home in our bungalows over the years and it's been that good, we never thought they would leave!!
The land is on leasehold
(yes its a leasehold, I'm sorry if you thought it would be freehold, you got no chance of getting something freehold in our area that's established, profitable and for the price were asking)
So yearly rental price of 350,000 baht per year raising to 400,000 in 2023, which can be paid annually. Current contract runs until 2032 with extensions available in 10-year blocks.
Again, This is a turn key and profitable business that is ready to be taken over immediately (not quick enough according to my partner ????).
Prior to the dreaded Covid we were making a profit of 1.8million bht per year and we were on course for a 20% increase before the lock down. And yes we do have full accounts, we have had an accountant since day 1, and these can be seen to those of you who take this sale seriously and really are looking to buy a business in Thailand.
There is some work being done on and around the island to improve infrastructure.

We're only taking our personal stuff with us, which is actually a pitiful looking 3 suitcases, but hey living on an island surrounded by nature and simple living, teaches you to also change to a simpler way of living and that's actually very nice indeed!
