TEQUILA MUSIC LOUNGE IS UP FOR A PARTNERSHIP !
Tequila has now been in business for four years. The business had to be built up from the ground up as it used to be a residence for the Mayor of Ban Phe. Everything got done from scratch with new electrics, painting everything inside out, lightning, custom made bar and stools, interior decorating, outside and inside tables. We installed water protection curtains for rainy days, a security system with 4 cameras. We also built a stage for music entertainment. A large sound system was installed around the bar with incredible sound. 6 widescreen monitors was installed to be able to cover all angles. The Matrix sound controller has 8 inputs and 8 outputs meaning that there can be 8 different input programs coming in going out to up to 8 monitors. 8 different things can be shown at the same time and re-directed to any monitor wanted. Right now we use 4 incoming signals and 6 monitors so there is room to expand.
Downstairs features a well equipped kitchen, 2 very clean bathrooms, a stage, the restaurant area and the bar that seats 15 people. There is also tables and seating outside. There is a new pool table available. All together the restaurant can seat up to 60 people +.
We have many local customers who frequents us and also a lot of walk in tourists. Not only foreigners but also many Thai people. Being that the property consists of the two end units of the building results in that it opens in three directions so there is always a fresh breeze when mother nature allows it. It faces a large open square area with many entertainment events taking place.
The upstairs has a two bedroom apartment with a central common room. The master is about 50 square meters with a bedroom size bathroom with both shower, toilet and bath tub. Big closets ! The other bedroom is also fairly good sized and there is a second bathroom with shower in the common area. We are presently living there but would be open to move out and let a partner use the living facilities. There is a ten meter balcony with views towards Koh Samet and the open plaza. There is parking on both sides of the premises with room for hundreds of cars. Concerts size open area in front of the plaza where ladies do aerobics daily between 6-7pm.
Tequila has some special dishes that people repeatedly come back for. Most asked for are our; Chili-con-Carne, Pork-file with Garlic Mashed Potatoes, Our Cheese-burger, the Put-in-the-Pan, Spaghetti Bolognese and our Chicken Wings.
In a partnership situation everything downstairs would be included (except for personal items). All installed electronics, security equipment, inventory, sound system in the bar as well as all kitchen equipment. (The instruments and sound equipment for the stage are not included.) The installed AC equipment upstairs stays as well. A partnership is what we are looking for with an option for a possible gradual takeover transition. What is needed is reinforcement and more hands on deck to be able to be open all day etc. We are open to suggestions !
The rent is 20000 per month and it runs on a 2 year renewable contract. We have approx. 4.000.000 million Baht invested. A partnership would be negotiable. The real estate (2 units) can be bought for 6 million Baht.
